First things first, create yourself a space to think and organise. This is important to have somewhere to store all of your infomation about moving and retreating to do your research and organising. Having somehwere you can be at peace and free to focus will enable you to be more proactive and reduce stress.

Now you have a space, you need to create yourself a list of everything you will need to do from start to finsih – this can seem daunting but it is essential to keep track and prepare. On this page you will find tips to help you each step of the way, they are general and can be personalised as you go for your circumstances.

With our lengthy list we can now begin to narrow down our subjects as desired into individual lists and folders which we can work on individually not to overhwelm ourselves. Start with your priorities and work on from there, adding any information collected into the appropriate folder as this will make it easier to navigate through in future. To help keep things simple we recommend the following 3 lists which can be seperated into 3 folders for ample information (such as the tasks listed) and easier navigation in future. IS IT WHAT I NEED?

Make a full list of everything in your property, this will help you in the long run and stay organised when things get busier. Making a visual list can be easier to help us reduce and separate into criteria’s and needs. Some prefer to take photos and videos to look through at a later time.

WHAT IS STAYING

With your full list of everything you can separate the items that are staying in the property. If you rented furnished accomodation it’s likely a majority of the furniture and furnishings will remian in situ and you will only be moving smaller perosnal belongings. For sellers you may choose to sell you rproperty furnished or part furnished leaving you only taking a portion of the goods in the proeprty.

WHAT IS COMING

After deducting the items that are staying , this will leave you with a list of things that are coming with you to your new property – unless you are wishing to dispose of items. Ifso you can begin to separate the items that you wish to dispose of, leaving you with just the wanted items remaining.

Think about when you will be moving, is it sooner or later. Short notice moves will have less time to prepare and organise evrything, making it more important to do so. The location of the property is as important as the qualities of the property. Research the area of your new property, where the property is situated, the type of neighbours and community surrounding the property.

SIZE

Sometimes we can be distracted by other parts of properties that we don’t consider the size of the whole property and indivudal areas. For example: consider if you’re kitchen is a suitable size, can it fit a sizeable oven and fridge for your whole fmaily, is there anough storage space, if your children are growing can you make laterations to the property to adapt it for now and later.

Exisiting drivers will know the importance of secure parking, if you rproperty does not include parking such as a driveway or garage then you should consider parking options in your area. Especially if you are moving within London areas, parking can be limited if available at all. The location of the parking is important to think about, as well as the cost of parking – if applicable. Permit parking, street parking and parking reservations can be a nother considerable cost.

It’s always recommended to check out your local area to include your local grocery stores and convenience shops; more-so if you have specific dietry requirements. Check around to ensure you will be happy living in the area and can access the things you need for your lifestyle.

HEALTH AND WELL BEING

Our health is very important and mainting it too. If you have health coniditions or young children you may wish to check local health facilities such as doctor surgeries, hospitals and secondary care, opticians and other likes – even if they are local you should enquire yourself to affirm their level of service and they can treat you and your family when required.

Some of us are very active and will use local gyms or parks to maintain their fitness levels – check your new area has the correct facilities for you, and again they can provide suitable and sustainable services for you.

BUYING / SELLING

SOLICITOR / AGENCY FEE’S
To faciliate your property sale or purchase, most will use a letting agency or a solicitor to assist with the transfer, legalalities and paperwork involved – these can often be costly if unexpected. Furhter to this to tract reasonable interest in your property when selling additional fees can incur for advertising. Fee’s will vary subject to vendors, agencies, brokers, agencies and other parties.

ADVERTISING FEE’S
If you would prefer to manage your own sale or purchase and are able to bypass solicitor and agency fees then your costs will be much less, however it is still worth considering how and where you will advertise your sale. Most commonly properties are advertised in multiple places to attact more potential, though each service will usually charge to do this – charges could be one-off or timely.

MORTGAGE COSTS

If you are purchsing via a mortgage, it is worth thinking about all of the costs. You may wish to use a mortgage advisor – which can come at a cost subject to providers. If you use a mortgage broker there will also be an additional fee for them to faciliate the mortgage on your behalf. Further to this, considering long term mortgage payments with interest with the possibility of interests rates rising.

RENTING / LEASING

MOVING OUT OF RENTED ACCOMODATION
Contractual obligations often can be overlooked when vactcating rental properties. Ocassionally there is not any charges or fees associated with moving out of rental properties, however more often there are some charges that will incur. We have listed the common fee’s that are in most rental contracts now. You will need to check your own personal obligations which will be available on your tenancy / contractual lease, if you are not sure you can contact your landlord or letting agent.

TERMINATING CONTRACT / END OF LEASE
If you terminate your lease early it is more than likely there will be a charge for this, the charge will depend on your contract – less commonly there can be charges for simply wanting to vacate the property in some circumstances, this is typically a one off fee to cover the landlords/agencies time reletting. This must be stated in your contract to be applicable and with a lot of action taken across the UK in recent years to make landlord and letting fees more reasonable this is much less common.

MOVING OUT CLEANING
Sadly despite efforts to make fees more fair for renters, over the recent decade rental contracts have been changed to require moving out / end of tenancy cleaning before vacating the property. Subject to the size of your property and requirements this can be a considerable extra cost that must be considered when moving.

AGENCY / LETTING FEE’S
This can tie in with end of lease fees, though if they are not applicable occassionally there can be other types of “admin fees” associated with moving out of rental accomodation, this charge is commonly described for document transfers, key return procedures etc. Again this will depend on your managing agent or landlord.

Have a good look around your property to see what has significantly decreased in appearance since moving in. This could also include walls that have heavy marks/stains, chips or lack of colour. Professional cleaning will remove light scuff marks and dust though a fresh paint may be necessary for agency or landlord approval. Anything that is not up to the required condition will be chargeable and will be deducted from your deposit, if not making it void.

SELLERS

You can save yourself a good portion of moving costs when packing yourself. This will need some prepartion and alot of patience though if you can spare the time it could be a considerable saving.

MOVE YOURSELF

You always have the option to move yourself, this will reduce your moving costs significantly. Though it does not mean there will not be any fees involved. You should consider if you have an approproate vehicle or whether you would need to hire one to do so. Hiring a van will come with it’s own charges including hire charge, insurance and fuel costs. Additional charges could incur subject to the provider you use.

USED PACKING SUPPLIES

Another way to save money when packing and moving yourself is to obtain used packing supplies such as packing boxes. Local convenience shops and other stores are usually happy to give you their opened boxes that they receive goods in. This would save you money o packing matrials though you should be warned this is risky. Used packing materials, as stated are used and would naturally not be a strong as when new. Further to this you cannot guarantee the quality of the box and this is important especially for delicate items. Premium quality packing supplies are always recommended the best level of protection.

WHEN, WHERE AND HOW
WHEN TO START PACKING

PACKING YOURSELF

When packing yourself you should consider your personal situation and household. For busier lifestyles and households you will need to prepare further in advance – if you want to prevent additional stress. Smaller properties would be recommended to pack 2 – 3 weeks in advance. For larger properties and busy households preparing 4 – 6 weeks in advance would be recommended, this will prevent you from rushing.

USING PACKING SERVICES

If you are booking a packing service you can expect your whole property to be packed within 1 day. For smaller properties this can be done on moving day, meaning you are packed and moved in one day – larger properties will be packed the day before moving totalling 2 days (or less) to pack and move everything.

WHERE TO START PACKING

The best place to start is with “extras, spares and storage”. Spare rooms, excess items or less frequently used items is great place to start as once these have been organised and packed, you can use these areas as your “packed areas” stopping clutter in used areas. If you don’t have these types of things, you should consider when you are moving and what you will realistically use and consume within this period. Narrow down your essentials items to your optional items and you can begin to pack excess items as it will only be for a short period, not forever! We all have small drawers with random items for an “if needed basis”. Labelling boxes well will ensure that should you need anythign before mving you can easily find them without hassle.

HOW TO START PACKING

Now we’ve decided which areas and spaces we can pack without an inconvenience… how do we start? First suggestion is to be set yourself up in the space you created for oragnisation. Create a packing station with a few premade boxes, tape and packing supplies open and ready to use. Be rational to stay tidy and organised. You will find our packing tips in the next section such as balanced loading and protection. Keep these tips in mind – having a few boxes ready will enable you to make the most of each box, safely.

GENERAL PACKING TIPS
HOW TO PACK A BOX

Plan which items you will be packing into the box as when planning you can make the most out of the space, be careful not to overload the box! Just because the size of the items may fit physically, the weight may be overbearing – be cautious of this when packing.
Packing larger items at the bottom and lighter items at the top will help balance out the weight of the box. Wrapping individual items with appropriate packing materials will help reduce the chance of damage inside the box. Extra padding in the boxes is recommended to increase the protection of the items and strength of the box.

HOW TO PACK SMALL ITEMS

Wrapping smaller items is very important to protect items, even if they are not necessarily fragile items smaller items surrounded by many items can become fragile. Using the appropriate packing supplies such as bubble wrap or packing paper are important with reducing the chance of damage.

HOW TO PACK LARGE ITEMS

Disassembly is always recommended as this not only maintains the condition of the items it is also safer and easier to transport. Separated items are easier to wrap and protect providing extra packing support and subsequently is lighter to lift and move. Pieces can be moved easily through properties, especially tight spaces which can save time and prevent damage to property too. If they are large yet reasonable sized then you may consider purchasing an extra large box, wrapping and protection is most important for supporting delicate areas and during transit.

COMPLEX PACKING TIPS
PACKING DELICATE ITEMS

Delicate item packing will vary depending ion the size of the item. For smaller delicate items it is recommended to purchase extra small boxes that are sized closely to the item. Wrapping the item and padding the smaller box then placing it into a larger box with other belongings which is also padded and protected for the best protetion. For larger sized delicate items, padding exposed areas and sufficiently wrapping is the best way to protect these. Using bubble wrap, furniture blankets and other types of protection offer great protection. If the item can be disassembled this would be best.

PACKING KITCHEN APPLIANCES

Smaller appliances such as kettles, toasters, kettles etc where the original packagaing is not available it is recommended to pack each items into individual sized boxes, alternatively you can sufficient wrap each item and combine them into one sizeable box – considering the weight of items and total weight of the box. Do NOT overload boxes.

PACKING ODD SHAPES

Assuming the item cannot be disassembled the best way to pack odd shaped items is to pad exposed and outward facing areas. If there are gaps in between fragile areas you can add extra padding before wrapping to create a more whole shape, opposed to an odd shape. Suitable wrapping protection is a must for such items to prevent external fragilities.
